Questions about property inspections
Answers
How do I arrange a property inspection?
Arranging a property inspection is quick and easy using SLOD!
Using the SLOD! search facility, find the property of interest and click on this button:
A box will appear containing the vendor's name and contact telephone number. Just call the vendor to arrange an inspection for a mutually convenient time.
There is also a facility for you to send the vendor an e-mail. (This is particularly useful after hours, or if you have been unable to reach the vendor by telephone.)
Because there is no real estate agent involved, arranging an inspection is a simple two-way arrangement rather than a cumbersome three-way hassle.

Who will show me through the property?
The vendor will show you through the property personally. The vendor knows the property better than anyone else, and can answer your questions immediately.
Feel free to ask the vendor questions about the property and the neighbourhood.
However questions about the sale process, making a bid or formal offer to buy the property, or contract terms should be directed to Lawyers Real Estate.

How is the inspection conducted?
Inspecting the property is a straight-forward matter, and usually proceeds as follows:
- The visitor is greeted by the vendor and invited into the home.
- At the same time, the vendor will provide a sheet containing information about the sale process, and details of the vendor's lawyer.
- For security and contact purposes, the visitor will be asked to provide their contact details and photo ID.
- The vendor will then escort the visitor through the house, remaining with the visitor in order to answer any questions, and to provide access to various parts of the property.
- If the visitor wants to buy the property, a no obligation bid can be made using the SLOD! bidding facility.

Will I be expected to show photo ID?
Yes. Requiring photo ID is important for security purposes in a number of ways.
- The vendor is entitled to know who is coming into their home, and photo ID helps to confirm the identity of the visitor.
- Requiring photo ID also deters people who are not genuine.
- Photo ID allows the vendor to confirm that the person actually visiting the property is the same person named on the photo ID document or card. The vendor will write down the name and contact details of the visitor, so that these can be checked against any bids that the visitor may make after the visit.
- The procedure helps to ensure that bids made through SLOD! are genuine, and it is one of the ways that SLOD! prevents dummy bidding.
- A person who bids through SLOD! knows that other bids will be checked against the record of visitors who have actually attended at the property, and that any discrepancies will be investigated to ensure that no dummy bidding has taken place.
Lawyers Real Estate requires that records of visitor attendance at a property be destroyed after the property has been sold and the final settlement has taken place. See our Privacy Statement.
